Today we are talking about why listings matter. I’m Amber Almond Hall with Real Estate Listing Masters, and why listings matter is actually a really, really big topic and something that a lot of agents, sometimes agents who’ve been in the business for years and years and years, don’t really have a grasp on and fully understand.
So stick with me because by the end of this video you’re going to see the vision behind why listings matter for your business and how they can help catapult you into a new level of doing business and really benefit you when done right.
When these steps are done correctly it can really catapult your business to the next level very quickly. And these points are points that a lot of agents don’t know until they’ve been in the business years and years and years, and some agents still don’t understand how listings really can matter for their business. I think you’ll start to see as you watch other listings who understands this concept and who maybe hasn’t just really fully captured the opportunity every time you have a listing.
So number one of why listings matter, always at the top and forefront is client representation. We are representing our clients every time we take on a new listing and we want them to be number one in how we represent them. That’s going to help get the property sold, not just sold, but also sold for top dollar when we are putting our clients best interests top of the list, and when we have processes in place to be able to make that happen and guide them the best that we can to be able to get to that point. So client representation is always number one in why a listing matters.
Number two is going to be public presentation. Now this is a big one because this is what the public sees. They see a lot of times that they’re like, oh, you’re just going to put my house on the internet and sell it and then collect a check. When you really are a listing agent who cares about your client and their representation and getting them top dollar then you have processes that are dialed in and your processes are going to make that difference. And there really is a lot of work that goes on behind the scenes, and in a listing 80% of that work happens before the property even hits the market, or it should be happening before a property even hits the market. That 80% of work that goes into listing a property is going to make a difference in listing day, in showings that you get, in the offers that you get and being able to sell that property and represent your clients, and get top dollar for them every single time. So public presentation makes a big difference, and it is a part of why listings matter.
Number three that a lot of people don’t consider is buyer attraction. As a listing agent you have to be thinking about the buyers who are going to be looking at this property because nine times out of 10, I would even say 98% of the time, 9.8 out of 10, it’s going to make a difference how you list that property because buyers are going to find your property online. So the work and the effort that we do as listing agents and how you operate your listing is going to make a big difference in how that buyer perceives the property and how anxious they are to go wow, I have got to get in and I have got to see this property in person to see if it really matches up to how it looks online. And when you do the online portion of it well you get buyers into that property. And the faster you can get buyers into that property the more you increase your chances of receiving an offer. And when you receive that offer and negotiate now that’s when closing happens and that’s when everyone accomplishes their goals.
Number four in why listings matter, and a thing that a lot of agents just don’t think about, especially in the beginning, is that every listing should be a business building tool. When you care about how you present your listing not only is your client going to be happier, not only are you going to attract more buyers and buyer opportunities, but now you can really build your business.
This listing becomes a part of your portfolio. You can show future clients here’s how I list my properties. Here are the steps that go into listing every single property. Here’s how I’m going to really be a partner and advocate for you in listing this property. And when you become a partner and an advocate for your sellers you can show the work that you’ve done time and time and time again to future clients. And as you dial in on those processes and they become better and better and better over time, and now you’re attracting those buyer opportunities, that is what sells properties. And the more properties that you sell and that you can show your clients that you sell you now have statistics as well.
When you’re listing your properties appropriately, when you’re doing your marketing campaigns, when you’re doing open houses, and when you are creating these opportunities for buyers to come in you also are opening the door for you to have more business. When other sellers in the neighborhood see how you handled that property they’re going to come to you to want to have a conversation. When buyers come and see how you handle your listings they’re going to come to you as an expert and want to work with you to help them buy their property. But then hopefully you stay top of mind when it comes time for them to sell that property. And so you become this go to person when you take your listings seriously, that now you can see how a listing really can become a business building tool. And that my friends is where the magic happens.
